Lincoln Ceiling Painting Services

Smooth Ceiling Painting

A smooth, evenly painted ceiling is harder to achieve than it looks. Brush marks, lap lines from rolling, and shadowing under raking light are all visible failures in a finished ceiling.

The correct equipment is used for each ceiling type. New or recently skimmed plaster needs a sealing coat before any finish emulsion. Older ceilings on period Lincoln properties may need spot filling, sanding, and priming.

For full interior painting projects, we sequence ceilings first so walls and woodwork can be completed without risking drips onto finished surfaces below.

Artex Removal and Overskimming

Artex ceilings are common in 1960s to 1980s semis in Bracebridge Heath, North Hykeham, and Cherry Willingham. There are two approaches: removal and overskimming.

Artex removal involves softening and scraping before replastering to a smooth finish. Overskimming applies a thin coat of finishing plaster directly over the Artex. Both work — the right choice depends on the surface condition and texture depth.

After overskimming or removal, the new plaster needs a sealing coat and two finish coats applied at the correct intervals. We do not rush the drying stages between coats.

Cornicing and Ceiling Roses

Original ceiling roses and cornicing in Georgian townhouses on Bailgate, Drury Lane, and in the Cathedral Quarter are significant architectural features. Repeated painting without stripping builds up a thick layer that eventually obliterates the original detail.

Built-up paint is stripped from cornicing and roses carefully using the correct tools for the profile depth. Fresh coats are applied thinly and worked into the relief rather than brushed on at full thickness.

For hallway painting projects with corniced entrance halls, the cornice is treated as a priority within the overall scope.

Water Damage and Staining

Water stains on ceilings are a common consequence of bathroom leaks, roof issues, and plumbing failures. Standard emulsion painted directly over a water stain will not cover it — the stain bleeds through, often within days.

Water-stained areas are treated with a stain-blocking primer before any finish coat. This seals the stain permanently. If the plaster has also been damaged, it is assessed whether it needs replacing or can be filled and reinforced.

We do not paint over damaged plaster that will not hold. The site visit determines the correct preparation scope before any painting begins.

High Ceilings

Victorian villas and Georgian townhouses in Bailgate, the Cathedral Quarter, and terraces on Monks Road and Lindum Road have ceiling heights that present real access challenges. Working at height on tall ceilings takes longer than standard-height ceilings in modern homes.

We set up access correctly for every tall ceiling job. Rushing access setup on high ceilings leads to poor cutting in at the cornice line, which is clearly visible from floor level.

For modern ceiling installations in extensions and loft conversions, our plasterboard painting service covers the newer parts of the city.

Here’s How It Works

1. Site Visit

We look at every ceiling in scope, assess the surface condition, check for water staining or Artex, and note any period features before quoting.

2. Written Quote

Fixed price covering every ceiling surface in scope. We advise on the preparation approach during the visit.

3. Preparation

Furniture is protected. Ceilings are filled, sanded, and primed to the correct standard for their surface type. Water-stained areas are treated with stain-blocking primer.

4. Painting

Finish coats applied in the correct sequence with adequate drying time between stages. Period cornicing and roses receive individual attention.

5. Final Walkthrough

We walk through the completed job with you. Any area that does not meet the standard is corrected before we leave.

Ceiling Painting Costs in Lincoln

Prices below are estimates only. Every ceiling is different. Call 01522 457080 for a precise quote.

Period Features and High Ceilings

Ceiling roses and deep cornicing in Bailgate and Cathedral Quarter properties require stripping and careful reinstatement — the most time-intensive ceiling painting work. Tall ceilings in Georgian and Victorian properties also take longer to access and prepare.

Typical ranges: Standard ceiling (modern semi, Bracebridge Heath or North Hykeham): £150 to £250. Ceiling with cornice reinstatement (Bailgate townhouse, large room): £350 to £550.

Artex and Water Damage

Artex overskimming adds plasterwork preparation before painting can begin. Water-stained ceilings need stain-blocking primer treatment before painting. Modern plasterboard ceilings in Skellingthorpe and Cherry Willingham estates are the fastest to prepare.

Typical ranges: Artex overskimming and painting (1970s semi, per room): £350 to £550. Water damage reinstatement (stain-block, filling, two finish coats): £200 to £400 per ceiling.

Trade Insight on Ceiling Roses

Painting over built-up layers on a ceiling rose without stripping first is a common shortcut that destroys the feature. Each coat of emulsion on a rose adds roughly one millimetre of build — after twenty years of redecoration without stripping, the original profile is effectively gone.

We never take this shortcut. Call 01522 457080 for a written quote on your ceilings.
