Why Choose Us
Why Choose Lincoln Decorators
Work Paced to Handover
The essential work is done first and anything that can wait is named, so the job fits your deadline.
Free Site Visit
The quote starts with a free visit rather than a price list, because room numbers, condition and access cannot be judged over the phone.
Condition Recorded
Surfaces are photographed before work starts and after it finishes, and any change is agreed in writing before the extra work is done.
Shared Areas First
Halls, stairs and landings are repainted first, and the decorating goes around the fire doors without altering them.
Between Tenancies
What Decorating Fits Between Tenancies?

The gap between tenants decides what you can do. Work backwards from the date the next tenant moves in.
Do the essential work first, and name the jobs that can wait.
- Must be done between tenants. Damage repairs, repainting scuffed walls and ceilings, and freshening worn shared areas.
- Can wait for a later visit. Changing the colour of a whole bedroom, feature walls, and anything the next tenants will not notice at move-in.
- Easiest while the property is empty. Edges of floors, doors, and any room where furniture would slow the preparation.
The list of jobs that can wait matters as much as the essential list. It keeps the work inside your deadline.
What Affects The Cost
What Affects the Cost of Landlord and HMO Decorating?
The price depends on the rooms, their condition and how easy the property is to get into. You cannot judge these over the phone.
- Number of rooms and how often tenants change. More rooms and more changeovers mean more painting days across the year.
- Condition at checkout. Damage and heavy wear mean more preparation before any paint goes on.
- Access. Parking, stairs and shared entrances change how long each room takes.
- Repairs. Filling and patching depend on what the walls need.
- Shared areas. Halls, stairs and landings add work that the bedrooms alone do not show.
- Type of paint. Hard-wearing paint in busy areas costs more and takes longer to apply.
Every property is different, and a photo hides most of these. That is why the quote starts with a free visit rather than a price list.
Halls and stairs are priced apart from bedrooms. The pages on hallway painting and staircase painting explain how those jobs are done.
Paint For Wear
Which Paint Survives Rental Wear?

Wear is not even across a rental, so the paint depends on the room.
- Bedrooms. A hard-wearing standard emulsion.
- Kitchens, bathrooms and utility rooms. Moisture-resistant paint that wipes clean, as covered in bathroom painting.
- Halls, stairs and shared lounges. The toughest paint in the property, because people brush against those walls all day.

How Are Shared Areas and Fire Doors Handled?

Shared areas come first, because every tenant and visitor walks through them. Scuffs along the bottom of the walls and worn handrails make an HMO look tired faster than anything else.
Halls, stairs and landings are repainted between tenancies or every few years. Your decorator agrees the details when they visit to quote.
At that visit, the decorator also notes where the fire doors are and what state they are in. The decorating goes around them. Nothing is taken off, changed or rehung.
Any repair or safety work on a fire door stays with the owner or manager. Questions about fire safety certificates go to them or the fire inspector.
Condition Records
How Do You Record the Condition at Checkout and Handover?

Records help prevent arguments over deposits. None of this is legal advice.
- Photos. Your decorator photographs every surface before work starts and after it finishes.
- Written changes. If the job changes part-way through, you agree the change in writing before the extra work is done.
- List of small fixes. This names and dates anything still to be finished at handover.
A clear record also makes the next changeover cheaper, because you start from the photos instead of guessing again.
Lincoln Notes
Does Lincoln Change Anything for Landlords?
Two local points are worth knowing. Both affect the visit and planning, not the decorating itself.
Student rooms near Brayford Pool
The University of Lincoln says it manages over 3,000 student rooms in five purpose-built blocks near Brayford Pool. That shows how much rental demand there is in central Lincoln.
It does not mean Lincoln Decorators works with the University, and it is not a promise of any turnaround time.
Rentals in a conservation area
Some rental properties are in or near one of Lincoln’s conservation areas. If yours is, the decorating goes ahead as normal.
Any question about the area’s rules stays with the property owner and the council, and so do legal questions about tenancies.
Phased Decorating
Can Occupied HMOs Be Decorated in Phases?

You can decorate an occupied HMO one room at a time. Four things decide whether that suits your property:
- Notice. The landlord or manager tells the tenants, and the work fits the notice period they confirm.
- One room at a time. Your decorator finishes one room before the next, so residents keep somewhere to live.
- Access. You agree keys, door codes and shared entrances in writing before the first day.
- Fresh air. Paint needs air to dry, and some rooms dry faster than others.
Working room by room is slower but keeps the house usable. If the property is empty between tenants, doing the whole interior in one go is quicker.
