Smooth and Fine-Textured Render
The most common render finish on inter-war and post-war housing is smooth or sand-faced render. It is straightforward to paint but quick to show algae staining, tide marks, and colour fade. The 1950s–70s semis in North Hykeham and Bracebridge Heath are common properties with this finish.
The key is preparation — washing down, treating for biological growth, filling any hairline cracks, and priming bare or repaired areas before the topcoat goes on. Lincoln Decorators use breathable masonry paint on every rendered surface across Lincoln and Lincolnshire.
Hairline Cracks and Surface Repairs
Render cracks with seasonal temperature change, minor building movement, and weathering. Fine cracks up to about 2mm wide are cosmetic and do not indicate structural problems, but they do let water track behind the render coat.
We fill hairline cracks with a flexible exterior filler that moves slightly with the building. A rigid filler cracks again immediately. Larger cracks that appear to be caused by movement are pointed out before we start, and we advise on whether a renderer should assess them.
K-Rend and Polymer Render Systems
K-Rend and similar polymer thin-coat render systems are designed to be coloured through the mix during application. A faded or stained K-Rend surface has not lost paint — it has lost its original through colour.
K-Rend can be painted, but it requires a compatible, breathable topcoat rather than a standard masonry paint. We use products specified as compatible with polymer render systems and apply in accordance with manufacturer guidance. We assess the surface condition during the quoting visit.
Lime Render on Period Properties
Lincoln’s Cathedral Quarter and the Bailgate include buildings with lime render rather than cement render. Some village properties around Canwick and Washingborough do too. Applying a modern cement-based filler or non-breathable topcoat over lime causes problems — the render cannot release moisture and begins to fail.
On lime render, we use breathable coatings throughout — masonry paint products specified as suitable for lime and softer historic surfaces. Preparation and filling also use lime-compatible materials where required.

Preparation is what separates a paint job that holds for a decade from one that looks green within two years.


Why Algae Grows on Rendered Walls
Algae, lichen, and moss growth on rendered walls is a Lincolnshire reality. The county’s flat landscape and damp winters mean north and east-facing elevations rarely dry out fully between rain events. Green or black staining on render is not a sign of neglect.
Pressure washing removes the visible growth, but washing alone is not enough. The spores remain in the render surface and new growth comes back through the fresh paint within a season.
Mould Treatment Before Painting
We apply a mould treatment after washing to kill the spores before painting begins. This step adds time to the job. It is not an optional extra — it is included in every render painting quote from Lincoln Decorators.
North and east-facing rendered elevations in Lincolnshire need more aggressive mould treatment. Budget for an extra preparation day on heavily affected surfaces.
Masking and Priming Before Topcoat
Windows, doors, sills, and adjacent surfaces are masked off before paint is applied. Bare or repaired areas are primed with the appropriate masonry primer before the finish coat.
Applied on top of untreated damp render, even a premium paint product will fail within a couple of seasons. The correct sequence — clean, treat, prime, then paint — is what gives the system longevity.
Breathable Paint Throughout
Render is porous and needs to release moisture vapour. A non-breathable coating traps moisture behind the paint film and causes blistering, peeling, and paint failure faster than on a brick surface.

We inspect the render type, surface condition, cracking, biological growth extent, and access requirements before quoting.
2. Pressure Washing
The full surface is washed to remove dirt, algae, lichen, and loose material.
3. Mould Treatment
Applied to areas with biological growth. Left to work fully before painting begins.
4. Crack Repairs
Hairline cracks filled with exterior flexible filler. Larger issues are pointed out and discussed before we start.
5. Masking
Windows, doors, sills, and adjacent surfaces masked off.
6. Priming
Bare or repaired areas primed with the appropriate masonry primer before topcoat.
7. Paint Application
Two finish coats of breathable masonry paint, applied by roller, brush, or spray to suit the surface area and texture.

Number of coats — faded or bare render may need a priming coat plus two finish coats.
