Rendered Walls

Rendered walls are the most common surface on modern and interwar housing across Bracebridge Heath, North Hykeham, and the West End of Lincoln. A rendered exterior can be repainted to update the colour, protect the surface, or cover areas where the finish has deteriorated.

The condition of the render matters before any paint goes on. Cracks, hollow sections, and areas where the render has lifted from the surface beneath need to be identified and addressed first.

Flexible, weather-resistant masonry paint is used on rendered surfaces. This type of paint stretches slightly across hairline cracks as the surface moves with temperature changes. A rigid paint cracks at these points and lets water in.

Exposed Brick

Exposed brickwork on Victorian terraces throughout Monks Road, Lindum Road, and the Arboretum area is sometimes left in its natural state and sometimes painted. Where brick has been previously painted, the existing coat eventually fails and needs removing or repainting.

Painting natural brick always requires careful thought. Once brick is painted, it requires ongoing maintenance to keep the coating sound. We are honest with clients about this commitment before work begins.

Where painting is the right decision, a breathable masonry paint is used that allows the brick to release moisture. Standard acrylic paint traps moisture behind the coating, leading to spalling and coating failure on porous brick.

Stone Facades

Stone facades on Bailgate, Westgate, and Michaelgate properties require a different paint system from brick or render. Lincoln limestone is a porous, breathable stone that has been in use for centuries.

Standard masonry paint seals the surface and prevents moisture from escaping. This moisture forces its way out behind the coating, causing blistering and coating failure. On a Grade II listed building, this can also damage the stone face.

Silicate or mineral masonry paints are used on stone properties. These products bond chemically to the mineral surface of the stone rather than sitting on top of it. For listed properties in Bailgate, this is not a choice but a requirement.

Breathable Coatings

The principle of breathability applies across all masonry types in Lincoln, but it is most critical on the uphill limestone properties. A coating that cannot breathe traps moisture behind it. In damp winters and occasional frost, trapped moisture leads to cracking, blistering, and spalling of the surface beneath.

We specify breathable coatings for all stone and older brick properties as standard. For newer rendered properties with a cement-based surface, a standard flexible masonry paint performs well. The distinction matters and is one of the things we assess at every quote visit.

Biological Growth Treatment

Green algae, black mould, and orange lichen are common on north and east-facing masonry across Lincoln. Biological growth holds moisture against the surface and speeds up the weathering of the masonry beneath.

1. Free Quote

We visit the property, assess the masonry type, identify any defects, and give you a fixed written price before any work starts.

2. Preparation

The surface is cleaned, mould treatment applied to any affected areas, open cracks raked out, and filling or repointing done as required. On stone properties, lime mortar is used rather than cement for repairs.

3. Priming

New render, bare stone, or exposed masonry receives a masonry primer before the topcoat. This seals the surface and reduces the amount of topcoat absorbed into it.

4. Top Coats

Two full coats of the appropriate masonry paint for the surface type are applied, working in manageable sections to maintain a wet edge and avoid lap marks.

5. Completion Check

We inspect the finished elevation in good light, touch up any thin areas, and remove all equipment before leaving.
