Lime Plaster Walls
Lime plaster is the defining surface challenge in Lincoln’s oldest properties. It is softer, more flexible, and more alkaline than modern plaster — standard modern primers are not suitable and can cause paint failure within a year or two.
Breathable primers are used on lime plaster as a matter of course. These allow the wall to move and release moisture without the topcoat cracking or lifting. For properties in the Bailgate conservation area, this is not optional — it is what the building requires.
Our interior painting service covers standard plaster surfaces. For period properties, we extend that with the specialist preparation these buildings need.
Original Joinery
Skirting boards, architraves, dado rails, picture rails, and door casings in Victorian and Georgian properties are often the original timber. The quality of the finish depends almost entirely on preparation.
We clean, sand, and fill original joinery before painting. Where paint has built up to the point where detail is being lost, we discuss options with the owner before proceeding. Hard-wearing eggshell and specialist gloss finishes are used on joinery — these hold up to contact and cleaning far better than standard emulsion applied to woodwork.
Sash Windows
Sash windows require patience. The two sashes must be painted in the correct sequence, and both must remain operational while the paint dries. Paint bridging the gap between sashes causes them to stick and can damage the mechanism.
Sash windows are painted in the traditional sequence, moving sashes correctly at each stage. Draught-stripping is masked where fitted. Glass is protected and cleaned on completion. Our window frame painting service follows the same standards on all window types.

Cornicing, Ceiling Roses, and Listed Buildings

Cornicing and Ceiling Roses
Original plaster cornicing and ceiling roses are among the most valued features in Lincoln’s period properties — and among the most easily damaged by poor decorating. Too much paint fills the detail, and poor preparation causes cracking at the joins.
We clean cornicing carefully before work begins. Cracks are filled with a compatible fine filler and allowed to set fully. Paint is applied in thin, controlled coats to preserve the moulded detail. Our ceiling painting service covers all ceiling types, including period plaster work.
Listed Building Considerations
Grade II listed properties in the Bailgate conservation area require paint systems that respect the original lime mortar construction. Lime-compatible primers and breathable topcoats are standard on these buildings. We do not use standard modern paint systems on listed properties without checking compatibility first.
Exterior work on listed buildings also requires care. Our exterior painting and masonry painting services use breathable products on limestone and brick, preventing moisture from becoming trapped behind the surface film.
Owners of listed properties are advised to check whether planning conditions apply to exterior colour changes. We can advise based on our experience with properties in the Bailgate area.

Period Property Painting Costs in Lincoln
Prices below are estimates only. Every period property is different. Call 01522 457080 for a precise quote.
What Drives the Price
Surface type and condition. Lime plaster and original joinery both require more preparation time than modern plasterboard and MDF. Poor existing paintwork adds further time for stripping or sanding.
Period features. Cornicing, ceiling roses, picture rails, and sash windows all take significantly longer to paint properly than plain modern surfaces.
Listed status and conservation area requirements. Specialist breathable products cost more than standard paint. Work on listed buildings may also require additional care around masking and protection.
Typical Cost Ranges
Victorian terrace interior repaint (Monks Road or Lindum Road, original plaster, three rooms): £3,500 to £5,000.
Grade II listed townhouse interior repaint (Drury Lane or Bailgate, original plaster, cornicing, sash windows, period joinery): £7,500 to £11,000.
Edwardian semi interior repaint (West End or Yarborough Road, four rooms, period joinery): £5,000 to £7,500. House painting costs vary by property size and condition.
Exterior Period Work
Exterior of period townhouse (limestone or brick, sash windows, original joinery): £4,500 to £8,000 and above.
On period properties, the preparation phase can account for half the total job time. Cutting it short produces a result that fails quickly and costs more to put right. Our staircase painting service follows the same thorough approach on period staircases.

Period property decorating costs more than a standard modern home. The preparation is more involved, the products are more specific, and the features require more care and time.
