Timber Sash Frames

Timber sash windows are one of the defining features of Victorian terraces on Monks Road, Lindum Road, and throughout the Arboretum area. They are also one of the most demanding surfaces to repaint correctly. The frames consist of multiple sections that move against each other, and the paint must be flexible enough to accommodate this movement without cracking at the joints.

The most common failure point on a sash window is the putty line where the glass meets the frame. Old, cracked putty lets water in behind the glass, which leads to rot in the timber rebate below. We rake out cracked putty and apply fresh oil putty before any primer goes on.

Back-priming cut ends of timber before they are fitted is standard joinery practice. On a repaint, we make sure that all end grain sections and any bare timber exposed by scraping receive a full coat of specialist primer before the gloss coats are applied.

Casement Windows

Casement windows are more common on Edwardian semis in the West End and on modern properties throughout Bracebridge Heath, North Hykeham, and the village estates. They open on hinges rather than sliding, which makes them easier to paint on all faces than a sash window.

The hinge side of a casement frame is where most problems start. The gap between the frame and the opening casement is small, and paint build-up at this point can cause the window to stick or fail to close fully. We clean out the hinge gap and rebate before painting and apply only thin, even coats in these areas.

All faces of casement windows are painted including the inner rebate and the face of the opening casement that is normally only visible when the window is open. This prevents bare or undercoated timber from absorbing water when the window is left open in rain.

uPVC Repainting

uPVC window frames can be repainted to change their colour, update the appearance of the property, or where the frames have discoloured with age. This is a cost-effective alternative to replacing the frames, particularly on properties in Skellingthorpe and Cherry Willingham where white uPVC from a 1990s or 2000s estate may want refreshing.

The critical requirement for uPVC painting is a specialist adhesion primer. Standard masonry primer or wood primer will not bond to uPVC. A two-part adhesion system designed specifically for smooth, non-porous plastics is used. Without this step, the topcoat will peel within months.

Fascias, Soffits, and Sills

Fascias, soffits, and windowsills are often included with a window frame repaint because they are part of the same exterior joinery system. A fresh set of window frames against peeling soffits looks unfinished, and combining all the exterior timber in one visit is more cost-effective.

We scrape all loose and flaking paint before we start any priming. On Victorian sash frames, this can take considerable time. Where existing paint has built up significantly, we remove the excess rather than adding another coat on top.

A specialist timber primer is applied to all bare and previously exposed sections before any topcoat is applied. The primer seals the surface, provides a firm base for the gloss, and gives the finish its adhesion.

4. Glazing Masked

All glass is masked carefully before any paint goes on. Masking is done to a clean line at the putty bead so the glass edge is sealed properly.

5. Top Coats

Two gloss or satin coats are applied. We allow full drying time between each coat. We check in good light and touch up any thin areas before removing masking.
